## What this site is

TaxSalesFeed (https://www.taxsalesfeed.com) reads the notices of application for tax deed that
Florida clerks publish, and Jefferson County, Kentucky's commissioner sale list,
every night. It merges each parcel's repeated notices into one sale and records
the parcel number, sale date, certificate number and year, certificate holder,
owner of record, legal description, opening bid where printed, and the clerk's
auction site, with a link to every source notice. It also publishes a calendar
of county tax sales announced on bid4assets and California counties' tax
default lists, each on its own page and never counted as a sale.

## What this site is NOT

- Not a government agency, a clerk of court or a tax collector.
- Not an auction platform, and not affiliated with any certificate holder named
  in a notice. Holders appear because they applied for a tax deed.
- Not a real-estate brokerage, and not a party to any sale.
- Not a source of legal, title or investment advice.
- Not current on redemptions: an owner can pay and cancel a sale up to the
  auction, and that is not published. The clerk's auction site is authoritative.

## Definitions

A **tax deed sale** is a public auction at which a county sells real property
to recover unpaid property taxes. In Florida it follows a **tax certificate**, a
lien sold to an investor who pays the tax; two years later the **certificate
holder** may file a **tax deed application**, and the clerk publishes a notice
and auctions the parcel above an **opening bid**. A **tax lien sale** sells the
