Terms of Service

These terms govern your use of TaxSalesFeed at www.taxsalesfeed.com (“the service”, “we”, “us”). By using the site or creating an account, you agree to them. If you do not agree, do not use the service. How we handle personal information is covered separately in our Privacy Policy.

What the service is

TaxSalesFeed collects tax sale notices that were published as public legal notices, such as notices of application for tax deed, keeps structured fields from them (such as the parcel number, sale date, certificate holder and opening bid), and makes them searchable. The methodology describes how that is done and what it misses.

We are not a government agency, a clerk of court, a tax collector, an auction platform, a real-estate brokerage, or a law firm, and we are not affiliated with any county, certificate holder or auction platform named in a notice.

The data has limits

Each record reflects a notice as it was published. After publication, a sale is often cancelled because the owner paid the taxes, rescheduled or withdrawn, and we may not learn of it. Extraction from notice text can also be wrong or incomplete. So:

• the service is for research and lead generation, and it is not an authoritative record of any sale, debt or title;
• always confirm the status, date, time, place, opening bid and terms of a sale with the county clerk or tax collector before you act on it;
• nothing on the site is legal, financial, tax or investment advice.

If a record disagrees with its source notice, tell us at support@taxsalesfeed.com and we will check it.

Accounts

• You can sign in with Google or with a one-time link sent to your email address. You must give an email address you control.
• You must be at least 18 and able to form a binding contract to create an account.
• An account is for one person. Do not share your sign-in or let others use your account.
• You are responsible for activity on your account. Tell us promptly at support@taxsalesfeed.com if you think someone else has used it.

Early access and paid plans

During early access the service is free: a free account opens the full record on listings, email alerts, CSV export and unlimited search results. We do not take payment during early access. The founding-member price we intend to offer when paid plans start is described on the pricing page.

• Before billing starts: we will email every account with the plans, their prices and the date they take effect. Nobody is billed without agreeing to a paid plan first; an account that does not keeps the free tier.
• Term: a plan runs for the period you buy (a week or a month) and is not renewed without your agreement.
• Refunds: if the service does not work for you, email us within 7 days of paying and we will refund that payment. Otherwise, fees for a period that has started are not refundable, except where the law requires it.
• Changes to prices: we may change prices, but never for a period you have already paid for.

Acceptable use

You may use the service and the data you get from it for your own business. You agree not to:

• resell, sublicense, republish or redistribute the data in bulk, or use it to build a competing database or service;
• scrape, crawl or download the site by automated means beyond what our robots.txt allows, or get around plan limits, rate limits or access controls;
• use the data to decide anyone’s eligibility for credit, insurance, employment or housing. TaxSalesFeed is not a consumer reporting agency, and the data is not a consumer report under the Fair Credit Reporting Act;
• use the data to harass, threaten, stalk or defraud anyone, including owners named in a notice, or to run tax-debt-rescue, surplus-recovery or equity-stripping schemes against them;
• contact people in violation of telemarketing, anti-spam or do-not-call laws;
• interfere with the service, probe it for vulnerabilities without our permission, or break any law in using it.

Ownership

The underlying notices are public records. The site itself — its software, design, and the way we compile, structure and verify the data — belongs to TaxSalesFeed. These terms give you a limited, non-exclusive, non-transferable right to use the service as they describe. Anything you save, such as searches and alerts, stays yours.

Emails

By creating an account you agree to receive the service emails needed to run it, such as sign-in links. Alert emails are sent only for alerts you turn on, and each one has an unsubscribe link.

Suspension and closing an account

You can close your account at any time by emailing support@taxsalesfeed.com. We may suspend or close an account that breaks these terms, and we will tell you why unless the law or a safety concern prevents it. If we close an account without cause, we will refund the unused part of any period you have paid for.

Disclaimers

The service and all data are provided “as is” and “as available”, without warranties of any kind, express or implied, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose and non-infringement. We do not promise the service will be uninterrupted, error-free, or complete for any county or state.

Limitation of liability

To the fullest extent the law allows, TaxSalesFeed will not be liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits, lost opportunities or losses from a purchase, bid or decision made in reliance on the data. Our total liability for any claim about the service is limited to the greater of the fees you paid us in the three months before the claim, or US$50. Some jurisdictions do not allow these limits, so they may not fully apply to you.

Indemnity

If your breach of these terms, or your misuse of the data, leads to a claim against us, you agree to cover our reasonable costs and losses from that claim.

Changes to these terms

We may update these terms. The effective date above will change when we do, and if a change materially affects account holders we will email you before it takes effect. Continuing to use the service after that means you accept the new terms.

General

If any part of these terms cannot be enforced, the rest still applies. Not enforcing a term is not a waiver of it. These terms, together with the Privacy Policy, are the whole agreement between you and us about the service.
